Interior Buildout & Remodel Path  —  Tenant Improvements, Second-Generation Spaces & Commercial Renovations

Most XPERT GC projects are interior buildouts, tenant improvements, remodels, or second-generation space conversions — not ground-up construction. This track covers the specific sequence for commercial interior work in existing buildings, whether the space is a vanilla shell, a previously occupied suite, or a full gut renovation.

A — EXISTING CONDITIONS VERIFICATION
Field verification of as-built conditions against permit drawings. Ceiling heights, existing MEP stub locations, structural elements, demising wall conditions, utility service capacity, and ADA path-of-travel are documented before demolition begins.
B — SELECTIVE DEMOLITION
Removal of existing partitions, flooring, ceilings, and obsolete MEP systems. Structural elements and active MEP serving other tenants or floors are protected. Debris is removed and site is cleaned before new construction begins. Hazardous material abatement is coordinated where lead paint, ACM, or mold conditions are identified.
C — UNDERGROUND WORK & SAW-CUTTING
Required for projects with new floor drains, grease interceptors, sanitary tie-ins, or underground plumbing. Slab is saw-cut, excavated, and underground plumbing is installed. Underground inspection required before concrete patch pour. Slab is restored before framing begins.
D — METAL STUD FRAMING
New partition walls, soffits, ceiling framing, and bulkhead construction per permit drawings. Framing coordinates with all MEP trades — wall locations are confirmed with mechanical, electrical, plumbing, and fire sprinkler contractors before studs are set to prevent conflicts.
E — ABOVE-CEILING MEP ROUGH-IN (ALL TRADES PARALLEL)
Electrical conduit, junction boxes, and panel feeders. Plumbing supply and drain rough-in. HVAC ductwork, flex connections, and equipment curbs. Fire sprinkler branch lines, drops, and heads. Fire alarm conduit and device rough-in. All trades run simultaneously to protect the schedule — sequenced by area to avoid overhead conflicts.

Combination Framing + MEP Rough-In Inspection — All rough electrical, plumbing, mechanical, and fire sprinkler work must be inspected and approved before any wall or ceiling is closed. This is a hard stop per Florida Building Code. No exceptions.

The objective is not just a finished building — it is a legally approved, operationally ready facility.

Administrative & Governance

Certificate of Occupancy application and tracking, Certificate of Use coordination, DBPR food service pre-opening coordination, AHCA occupancy approval management where applicable, as-built drawing compilation, warranty documentation, subcontractor lien releases, and final closeout package assembly.

Field & Engineering

Final punch list completion, MEP trim-out verification, HVAC testing and balancing sign-off, life-safety system commissioning documentation, operational equipment testing, owner training sessions, and building systems orientation are completed prior to turnover.

Inspection & Compliance

Building Final inspection, Electrical Final, Mechanical Final, Plumbing Final, Fire Marshal Final approval, Health Department clearances, AHCA occupancy approvals where applicable, Certificate of Occupancy issuance, and Certificate of Use processing are coordinated through applicable jurisdictions and agencies.
